Chris Rising: I would say, how do we measure is, we have scorecards from when we buy it, through the annually, through we hold and when we sell it, that measure the carbon output. I mean, I think the last I saw on our scorecard is something like 56 line items of things that we measure. And one of which is, we replace the chillers and the boilers, and it cost this much money and what's the return on that investment over the hold period? And so that when you come in, you do things like, take out light bulbs, old incandescent light bulbs and put in LED.
